Livy by Northstar Development Brings Stylish New Homes for Sale Port Coquitlam
NorthStar Development has announced the launch of LIVY, a community-focused residential project revitalizing a previously stagnant site in Port Coquitlam. The company said in a press release that this development will rejuvenate the city’s heart, reflecting NorthStar’s commitment to enhancing the community’s urban landscape.
The site at 2245 McAllister Ave had been idle since late 2023 until NorthStar acquired the land via court-ordered sale in January. LIVY will now mark the first step in turning one of downtown PoCo’s missed opportunities into a hub for housing and wellness. LIVY is set to be completed in the summer of 2027, marking a new chapter in Port Coquitlam’s future.
LIVY will offer 102 homes, ranging from studio to spacious two-bedroom units, designed to meet the needs of residents looking for comfort and connection. Ideally situated in the heart of downtown, the development is just steps from the newly re-opened Leigh Square, City Hall, Veterans’ Park, the Donald Pathway, the community centre, and the proposed SkyTrain extension, with the West Coast Express only five minutes away. Surrounded by shops, parks, and daily essentials, LIVY combines walkable city living with easy access to Metro Vancouver.

“In step with our ongoing efforts to enhance our downtown core, transformative developments like LIVY are imperative to help set the tone for the active, future-forward downtown we’re building,” noted Mayor Brad West. “The City has a bold vision for this area—one that includes dynamic public spaces, a vibrant mix of commercial, office, hospitality, and retail uses, and a renewed focus on animation and community connection.” This includes a broader focus on significant urban renewal efforts, including the recent expansion of the local bus depot by Translink and the construction of BC’s second-largest community centre.
NorthStar Development is also behind the recent groundbreaking of Porthaven, a significant PoCo mixed-use project just a few blocks away, which is also playing a key role in the evolution of Downtown Port Coquitlam. Porthaven’s home sales outpaced the local market last year, underscoring the strong demand for well-designed homes in this newly revitalized community. For Jeff Brown, Executive Vice President of NorthStar and PoCo native, the company’s growing presence in the city is about more than real estate. “With Porthaven and now LIVY, we’re committed to supporting the future of a community we care deeply about,” emphasized Brown. “This isn’t just where we work, it’s where I grew up. Our investment in Port Coquitlam is personal, and we’re proud to be offering homes that deliver an exceptional lifestyle, complete with wellness amenities, social spaces, and unbeatable connectivity, and at a value that’s nearly impossible to find in today’s market.”
Residents at Livy will enjoy energy-efficient homes and an exceptional amenity offering, including a state-of-the-art fitness studio with on-demand classes, outdoor wellness facilities with hot and cold plunge pools and an infrared sauna, and a rooftop social lounge complete with firepit seating, outdoor barbeque and dining area, and a community garden. Standout features include LIVY’s immersive virtual golf, sports simulator and wet bar, as well as amenities like co-working stations, an outdoor dog walk, and car share programs.
“As Port Coquitlam continues to grow, our focus is on shaping a city that offers more than a place to live, but a sense of belonging and pride,” added Gord Wylie, President of NorthStar Development. “We believe in the long-term potential of the area, and we’re committed to investing in projects that reflect that belief.”
