The Port Coquitlam Senior Citizens Housing Society is seeking city approval to rezone 2111 Hawthorne Avenue for a major expansion of the Hawthorne Community Care Centre.
The proposal would change the property’s zoning from Institutional to a Comprehensive Development zone, allowing taller and larger buildings. The expansion aims to add long-term care beds and more space for adult day care programs, both of which have long waiting lists.
According to a city staff report, the redevelopment would take place in two phases. The first phase would remove existing one-storey cottages and replace them with an eight-storey facility offering 300 to 350 long-term care beds. The building would also include a floor for adult day care services and an underground parkade accessed from Welcher Avenue.
A second phase would add another multi-storey building on the east side of the site, with the number of beds determined based on community needs at the time of construction. The Society has also applied to Fraser Health for funding to support the project.
“The proposed intensification of the Hawthorne Community Care Centre would help meet a critical community housing and support service need,” staff wrote in their report to Port Coquitlam’s Committee of Council.
Signs have been posted on the property notifying residents of the rezoning application. If the bylaw proceeds, a public hearing will be scheduled before the council makes a final decision.
